A homeowner called at 7:40 on a Tuesday morning because the door wouldn’t lift more than six inches. One torsion spring had snapped, which meant the opener was trying to dead-lift a 200-plus pound door on one spring. We replaced both springs as a matched set, re-set the cables, and balanced the door so the opener wasn’t straining. That’s the detail that matters: if one spring gave out, the other had cycled the same number of times and was on borrowed time. The steel was rusted through in three places, and the old vinyl seal had hardened into something closer to plastic. We replaced the bottom panel, installed a new bulb-style bottom seal, and re-aligned the track so the door closed square. The homeowner’s biggest surprise wasn’t the look: it was how much quieter the door ran once it stopped rattling against uneven track. And their garage stayed dry through the next heavy spring rain, which is the real test around here.

This one was more than curb appeal, though you can’t ignore what a new door does to the front of a house on a corner lot. The old door had a dent in the second panel from a bicycle, faded paint that had chalked unevenly in the western sun, and a window insert that looked like amber glass from age. We measured, ordered a Clopay door sized to the existing opening, and installed it with new weather stripping and a fresh set of track. The homeowner sold the house three months later, and the listing photo the realtor used was of the garage door. That’s about as direct a return as you can get in Pearland.
